What is the criteria of business ethics?

I am faced with a moral question. Please tell me if this particular business dealing of mine is ethical or not? I own a big brand in the business. There is an investor interested in partnership with me on my particular upcoming product. He does not know that his budget can pay for the whole thing, but to ensure my ownership right in that particular product, I quoted him a total budget sum which makes his amount look 25 percent investment only. My budget document shows the budget much higher than it truly is in order to achieve the 75-25. He doesn’t know this and we have the mutual consent in signing the contract so he doesn’t have any problem in paying the agreed sum. The only question is that he thinks he is paying 25 percent only. However, I am the only person who knows that his budget can actually pay for all 100 percent costs involved. Do I have the justified right to share profit and loss of 75 percent when I am only facilitating everything and not investing anything, though the document says that I am investing 75 percent, however, I don’t have to invest anything because his 25 percent alone can fund everything completely. I am though, the person working on everything and making the production possible through my contacts and he is investing only. The only thing I am having a conscience alert with is that he has lack of information. I also don’t have the option of providing him the truthful information in this regard because now we’ve decided things and I can’t ruin my impression.
