What is it about the downtown area?

the other day I was driving in the downtown area looking around and I noticed how trashy and ghetto it was then I drove to the west and north end of town and I noticed how nice and clean it was. So my question is what is it about the downtown area of every american city that make it the ghetto of the town?

The downtown areas of most cities were the first areas populated when the city was founded…neighborhoods were formed and spread out from there. as the suburbs became popular, people and businesses moved away from the downtown and mid-town areas. Those areas then became abandoned or lower in cost. Many downtowns were left to rot. Downtown revitalization is now popular across the country and land cost/housing is again on the upswing driving out the lower income residents.

the downtown of my town is not the ghetto. there is so called ghetto areas everywhere you turn. and I wouldnt nessecarily call it ghetto.

a lot of different things determine the mood of a nieghborhood.

people who make less income then the higher class have to settle for cheaper rent and so on.

so for that reason the areas that have a lot of poverty or run down houses is usually where they can find affordable rent. I dont think it makes a person or there home ghetto it is just they way the world is. there are high class, middle class and lower class.
